As in your active members are overseeing the project?

Form a housing corporation and put guys on it who have expertise and connections. Lawyers, CPAs and anyone who has a construction company would be where I'd start looking.

Probably a bad idea to have undergrads supervise a housing project. As an alternative, look to members' parents, or established members of the local community who aren't alumni of your fraternity but willing to help.

How are you guys handling your financing? I can't even imagine financing new construction without some heavy alumni support.

This makes me nervous as an architect who oversees construction projects on the client's side.

I agree. You guys may be heading for a disaster if you do not pull in some alumni to assist with this undertaking. I suggest trying again. A better suggestion is to rent a place to meet, party, etc.

Renting is a very good idea for new groups. Rent, get established, save some $, then someday, you'll be able to build. Doing it now is just pie in the sky unless y'all have some sort of benefactor who is fronting the money.

I would be surprised if a local fraternity could get financing without any alumni involvement. IT's hard enough for HC's of national organizations.

This. If you're just starting out, renting may make more sense. You can use the time to learn how to manage a household, save money and build support.

Yeah my chapter just hit ten years and we rented for all that time. Just maintaining a house, even a rented one, is a pain in the ass. Once you guys can deal with that and have the capability to either buy or mortgage a house, then worry about it.
