Saw this article in the KSU paper about our Greek Village and some of the issues that are coming along with it. Talks about Sigma Nu's new house and the different reasons other fraterities/sororities are reluctant to build.
Greek Village = the new lots BEHIND Fraternity Circle (which houses Alpha Phi, Phi Delt, DZ, DG, and Tri Sigma.) Currently, Sigma Nu is the only house on Greek Village (there are 5 lots left).

Kent State’s Greek Village became available to fraternities and sororities in 2009 and is 83 percent empty.
The university-owned land started out with six spots for Greek life to build chapter houses. Five spots still remain.
Sigma Nu was the first fraternity to move in January 2009, spending upwards of $600,000 for its 14-person, 6,500 square foot home.
However, there are no definite plans for more houses to go up in the Greek Village, which is located at the intersection of West Campus Center and Ted Boyd drives.

KSU Violet - I would like to understand about the Greek Village concept. The Sigma Nu house is approximately $100/sq foot but they still have to pay monthly lease and maintainence on the land? Maybe the lots are slow to develop because of the terms the University has adopted. Then again maybe just because it is expensive to have a stand alone chapter house. Was the University targeting chapters that were/are not currently housed or is the University expecting participation from chapters with older houses that need to be replaced? I do appreciate the picture of the Kent State DZ Chapter house in the article.

The lack of eagerness to build there is a combo of the things you mentioned. Terms, cost, etc.
It's expensive to build, period. My chapter purchased the last of the Fraternity Circle (which is VERY different than GV because it's on University land, but owned by respective HQs--so no University lease/maintenance) in 2005, and didn't have the funds to build until last year.
I think the Village lots are geared toward unhoused groups. All of our sororities own (very nice) homes, so they aren't super eager to move. In contrast, quite a few of our fraternities are either unhoused, or living in "unoffical houses" off-campus (ones without letters.) I think the target = fraternities, but very few of them can afford EVERYTHING that comes with building there. They also tend to vary greatly in size, and some can't build something that they couldn't realistically fill.

Since I was jogging by the other day, I took a couple of pics of the new Sigma Phi Epsilon house going up at UW- Madison. It's in the same place as their previous house, which was destroyed by fire during finals week a few years ago.
Sorry they're kinda big, the "thumbnail" version was too small. No happy medium.
