If I have that kind of money, I'd do what Sciencewoman say and bulldozed that house down. Always a bad thing when the listing doesn't show what's inside the house.

It should be redone. Whether another organization takes it up or there's a private buyer, it should be restored.
I hate the new greek houses that are built by the lowest bid with crappy materials that never hold up to their intentions. The houses settle quickly, are damaged very easily, and are more problems than they're worth. There are ways to bring historic structures up to code with modern amenities and they don't decimate the integrity of the architecture and design.

I have no clue what you are talking about here. University owned housing is built by the U so any issues are their program and their loss of value. Where the organization or chapter own the house, they choose the contractor. Did you think there's some national low-ball company that builds them all?

My experience is with off-campus housing owned by the organizations and their respective housing boards. They have different contractors, but they are essentially built the same, by the lowest bidder. Who on average use poor materials. Some organizations have taken old houses or buildings and have renovated them for fraternal use but have maintained the integrity of the structure.

That should be covered in the bid documents...that's where you lay out the specifications for everything from the foundation to the roof and everything in between. That's one of many things your architect does for you. if you skirt around that, then buyer beware. I spent 2 decades in housing with my group and we would never have allowed one to do otherwise.
