That should be covered in the bid documents...that's where you lay out the specifications for everything from the foundation to the roof and everything in between. That's one of many things your architect does for you. if you skirt around that, then buyer beware. I spent 2 decades in housing with my group and we would never have allowed one to do otherwise.
